Two new homes · five ways in

What type of investor are you?

There is more than one way to own these homes. Some buyers want a furnished home they can operate. Some are selling a property and need somewhere to put the proceeds before the 1031 clock runs out. Some want to hold something solid in a city that is building a new downtown around it. And some just want a Florida home, for part of the year or all of it. Pick the line that sounds like you, and we'll send you to the page written for it.

Five ways in

Door 1

“I want income now”

You run furnished homes, or you plan to. These were laid out by someone who has run furnished homes for twelve years: five bedrooms, six full baths, two laundries, two AC systems (one per floor), and an upstairs entertainment level with a wet bar, lounge and loft. STR-eligible, subject to licensing. Oakland Park runs its own registration and rules, and they differ from the cities next door, so read the guide before you plan.

Door 2

“I'm selling a property and I'm on the 1031 clock”

You have 45 days to identify and 180 days to close. These are two homes at one address, each on its own deed, so you can identify one or both. Both are finished, with a certificate of occupancy issued in July 2026, so there is no build schedule to race against your deadline. Confirm your plan with your qualified intermediary and tax adviser before you identify.

Door 3

“I want to hold something solid in a city on its way up”

You buy for the long term, and you look at what a city is putting in the ground. Oakland Park opened a new City Hall downtown in 2025, a new park and library in 2026, is rebuilding the sidewalks and drainage on NE 13th Avenue itself, and plans a native botanical garden directly behind these homes. We don't predict prices. We show you what is being built, with the City's own sources.

Door 4

“I want a Florida base”

A place to land when you come south. Wilton Drive is three minutes away, the beach at Oakland Park Boulevard about seven, and FLL airport about 20. Impact windows and doors, a 200-amp panel on each floor, a private plunge pool, and a 2-car carport with a 240V EV charger. Horizon Residence comes professionally staged, and its furniture package can be bought separately from the staging company.

Door 5

“I just want to live here”

Five bedrooms, six full baths, a home office, and two laundries so nobody waits. A private plunge pool out back and a balcony toward the park land. Pets are allowed, with no restrictions. Conventional financing is available, and there is a 10-day inspection period. Greenleaf Park, with a dog park, courts and a playground, is a three-minute walk.
