Where can you run a short-term rental in Broward County? City by city, 2026

Florida law stops cities from banning short-term rentals, so the real question is what each city makes you do: register, pass an inspection, keep a 24-hour contact, cap the guests. Here are 14 Broward cities side by side, from each City's own pages, ranked from easiest to toughest, plus the state licence every rental needs.

The short answer

Every Broward city we could check allows licensed short-term rentals in ordinary single-family and townhouse zones. What differs is the cost to start, the paperwork, and the operating rules. Here is how the 14 cities with published rules group, in our reading of them.

Easiest to startRegister, inspect, goRegistration from $100 to $675, a standard inspection, and either no published guest cap or a plain two-per-bedroom rule.
More paperwork, same answerAllowed, with homeworkAll allow it. Expect one or more of: a hard guest cap (Oakland Park: 8), four-figure first-year fees (Fort Lauderdale, Coral Springs), a noise monitor, an insurance certificate, or a 30- to 60-minute response rule.
Toughest, or not clearly allowedRead the fine print firstA 7-night minimum on houses (Lauderdale-by-the-Sea), no condos at all (Weston), or an 8-guest cap plus a certified survey, a trespass agreement and a 25-mile agent (Lighthouse Point).

Ranking is ours, from the cost, paperwork and operating rules each City publishes; it is not a measure of demand or of how strictly each City enforces. Click a city for its row.

First, the state

A Florida licence for every rentalA home or condominium unit rented to guests more than three times a year for under 30 consecutive days is a vacation rental in Florida law (the wording changed from "one calendar month" on 1 July 2025). It needs a licence from the DBPR Division of Hotels and Restaurants: a $50 application plus $170 a year for a single unit. Every city below asks for proof of it. It is a business licence for the rental, not proof of residency: owners can live anywhere.

Cities can't ban themFlorida law stops cities from banning short-term rentals or limiting how often or how long they are rented, unless the city's rule dates from before 1 June 2011. Cities regulate them instead: registration, inspections, occupancy, parking, noise and a local contact.

Three taxes, 13% in all6% state transient rental tax, Broward's 1% surtax and the 6% Broward tourist development tax: 13% on every stay of six months or less. Register with the Florida Department of Revenue and the County; ask your booking platform which of these it remits for you.

What changed in 2026SB 280, a state overhaul, was vetoed on 27 June 2024. SB 606 (2025) redefined a transient stay as under 30 consecutive days from 1 July 2025. SB 658, a 2026 pool-safety bill for rentals, passed the Senate 37–0 and died in the House on 13 March 2026. Locally, Fort Lauderdale raised its penalty for operating without a certificate to $1,000 a day on 15 September 2026.

Questions investors ask

Short answers, from the City and state sources above, checked 31 October 2026.

Is Airbnb legal in Fort Lauderdale?
Yes, with a City Vacation Rental Certificate of Compliance: $880 to register (first inspection included), two guests per legal bedroom, a responsible party within 25 miles who can be on site within an hour, and, from 15 September 2026, $1,000 a day for operating without a certificate. The state DBPR licence and the tax registrations come first.
Can a Florida city ban short-term rentals?
No. Florida law (section 509.032(7)(b)) stops cities from banning vacation rentals or limiting how long or how often they are rented, unless the city's rule was adopted on or before 1 June 2011. That is why Lauderdale-by-the-Sea can keep a 7-night minimum from 2009 while newer rules elsewhere cannot. Cities regulate instead: registration, inspections, occupancy, parking, noise and a local contact.
Which Broward cities are the hardest for a short-term rental?
On the published rules: Lauderdale-by-the-Sea (7-night minimum on houses and townhomes, 10-guest cap, one excluded area), Weston (prohibited in condos, co-ops and buildings over four units) and Lighthouse Point (8-guest cap in its main single-family districts, a certified survey and a 25-mile agent). Oakland Park also caps a rental at 8 guests, with a simpler $500 registration.
How much does a short-term rental licence cost in Broward County?
Two layers. The state DBPR licence is a $50 application plus $170 a year for a single unit. City fees run from $100 to register in Deerfield Beach to $880 in Fort Lauderdale and about $1,230 all-in in Coral Springs in the first year; Oakland Park is $500 plus a $150 inspection, then $250 a year.
What taxes does a short-term rental pay in Broward?
13% on every stay of six months or less: the 6% state transient rental tax, Broward's 1% surtax and the 6% Broward tourist development tax. Register with the Florida Department of Revenue and the County; ask your booking platform which of these it remits for you.
Did Florida change the short-term rental rules in 2025 or 2026?
Two things. SB 606 (2025) redefined a transient stay as under 30 consecutive days from 1 July 2025, and SB 658, a 2026 pool-safety bill for rentals, passed the Senate and died in the House on 13 March 2026. The 2024 state overhaul, SB 280, was vetoed. The rule that cities cannot ban rentals is unchanged.
Do I need a state licence too?
Yes. Florida treats a home or condominium unit rented more than three times a year for under 30 consecutive days as a vacation rental, licensed by the DBPR Division of Hotels and Restaurants ($50 application, $170 a year for one unit). You also register for Florida sales tax and Broward tourist tax.
How many guests can stay?
It depends on the city. Oakland Park and Lighthouse Point cap a rental at 8; Lauderdale-by-the-Sea at 10; Coral Springs at 16; Fort Lauderdale, Wilton Manors, Deerfield Beach, Davie and Weston use two per bedroom (some add two more). At 3541 NE 13th Ave that is up to 8 per home, 16 combined, subject to licensing.
Does the short-term rental licence transfer to a buyer?
No. In Oakland Park each owner applies in their own name; the City says a change of ownership needs a new initial registration. Pompano Beach permits are not transferable either. Plan for the registration, inspection and DBPR licence after you close.
Can both units at 3541 NE 13th Ave be licensed?
Yes, each separately. The City of Oakland Park has confirmed in writing (letter obtained through Becker & Poliakoff) that each condominium unit can hold its own Short-Term Rental License, for up to 16 guests combined, subject to licensing.
What does Oakland Park inspect?
Building and fire codes, plus the posted items: occupancy and vehicle limits, the owner or agent's contact details, trash rules, the evacuation notice, the nearest hospital, an evacuation map at each bedroom door and a 911-capable landline. The inspection is $150.
