Buying a home with cash in Fort Lauderdale

$1,485,000each · Buy one or both

Two brand-new 5-bed, 6-bath townhomes with private plunge pools at 3541 NE 13th Ave, Oakland Park. Below: what a cash buyer pays at a Florida closing, what a new build saves you, and the carrying costs with no mortgage at all.

What a cash buyer in Florida should know

Paying cash removes the lender, and with it most of the paperwork, the waiting and a good share of the closing costs. Here's what changes and what doesn't.

Close in days, not weeks

No loan approval, no underwriting, no lender appraisal. Once title is clear, the closing can be set when you and the seller agree. A financed purchase usually takes 30–45 days.

No appraisal contingency

A financed buyer can walk away if the bank's appraiser comes in low. You can't, and you don't need to. That certainty is worth something to a seller; it's the strongest card a cash buyer holds when negotiating.

Title insurance still matters

No lender means no lender's policy, but you still want an owner's title policy. In Florida its premium is set by the state, so every title company charges the same base rate. Get a survey if you want one; a condominium unit already has its recorded survey in the declaration.

Florida doc stamps

Florida taxes the deed at $0.70 per $100 of the price. Who pays is set by the contract. Paying cash, you skip the two taxes that fall on a mortgage: $0.35 per $100 in note stamps and 0.2% intangible tax.

The second-home tax reality

Florida's homestead exemption and 3% Save Our Homes cap are for your main residence only. A second home or rental is non-homestead: taxed on full value, with yearly increases in assessed value capped at 10%. Property tax is set on the price you pay, after the sale.

Insurance is the new math

Florida insurers price older homes on roof age and windows. A 2026 build with impact-rated windows and doors and a new roof is the kind of home they want to write. Without a lender, flood cover is your choice, not a requirement.

On the 3 November 2026 ballot, Florida Amendment 3 would lower the 10% non-homestead cap to 5% from 2027 if 60% of voters approve. We'll update this line after the vote.

Why new construction suits a cash buyer

Nothing to fix

Your cash goes into the home, not a repair list. Completed 2026; you're the first owner.

New systems

All-electric. Two 3-ton AC systems, one per floor. Two 200-amp panels. 240V EV charger.

Storm-ready

Impact-rated windows and doors and a new roof, the two things insurers look at first.

Pets allowed

No restrictions. Wag Dog Park is at 600 NE 38th St.

HOA fee: about $375 a month. Almost all of it pays the building's hazard, wind and flood insurance; the rest is a small reserve for a new roof in 15–20 years.
Two owners, two units. Buy both and you control the association.
Your own unit policy (HO-6): about $4,000 a year (est.), a local agent's preliminary quote; rental use may cost more.
Flood zone AE; the finished floor sits 1.68 ft above base flood elevation. Flood cover on your unit is your choice when you pay cash.

Buy one or both

Each home is on its own deed. Buy both and you own the whole compound: 10 bedrooms, 12 baths, two pools, and control of the two-owner HOA. Two contracts, one closing day. Pricing for buyers of both: ask Share.

STR-eligible, subject to licensing

The City of Oakland Park's zoning letter confirms each unit can hold its own short-term rental licence. The licence doesn't transfer: you apply in your own name, pass the City inspection, keep the safety and local-contact requirements, renew yearly, and add a Florida DBPR licence. Renting is an option, not a requirement.

Where the demand is

Three minutes from Wilton Drive's restaurants, bars and nightlife, with Fort Lauderdale beach and Las Olas close by, and about 20 minutes from Fort Lauderdale airport. Greenleaf Park is a 3-minute walk; a Florida-native botanical garden is planned directly behind.

Coming from a 1031 exchange?

A home bought and held for investment can serve as replacement property. You have 45 days from your sale to identify it and 180 days to close, with the funds held by a qualified intermediary. A fast, lender-free closing fits that clock. Planning to use it yourself too? The IRS safe harbour for a vacation home (Rev. Proc. 2008-16) asks you to own it at least 24 months, rent it at fair rent for at least 14 days in each of those years, and keep your own use to 14 days or 10% of the days rented, whichever is more. Confirm your plan with your intermediary and tax adviser.

Cash buyer questions

How fast can a cash purchase close?
With no lender, the closing waits only on the title work and the 10-day inspection period. Share can tell you the earliest date that works for the seller.
What closing costs does a cash buyer pay at 3541?
About $44,100 on one home (est.): deed documentary stamps $10,395, an owner's title policy (about $6,290 at Florida's promulgated rate), a 1.75% development fee of $25,988, the $950 Becker & Poliakoff closing fee, recording, and next month's HOA fee paid ahead. Property tax and the HOA fee are prorated to the closing day.
Do I need an inspection on a brand-new home?
It's worth having. The purchase agreement gives you a 10-day inspection period from the effective date. Bring your own inspector.
Do I need flood insurance if I pay cash?
No lender means no lender requirement. The building's hazard, wind and flood insurance is paid through the HOA fee. The home is in flood zone AE with its finished floor 1.68 ft above base flood elevation; cover for your own unit is your choice. Share can connect you with a local agent for quotes.
Can I buy with 1031 exchange proceeds?
A home bought and held for investment can generally be replacement property in a 1031 exchange: identify it within 45 days of your sale and close within 180, with a qualified intermediary holding the funds. If you will also use it yourself, the IRS safe harbour (Rev. Proc. 2008-16) keeps your own use to 14 days a year or 10% of the days rented, whichever is more, with at least 24 months of ownership. Confirm the details with your intermediary and tax adviser.
What are the property taxes on a second home here?
About $27,000 a year (est.), based on the purchase price. A second home is non-homestead, so increases in its assessed value are capped at 10% a year. Amendment 3 on the 3 November 2026 ballot would lower that cap to 5% from 2027 if 60% of voters approve.
Can I rent it out?
The homes are STR-eligible, subject to licensing. Each owner applies for their own City of Oakland Park short-term rental licence, passes the City inspection, renews yearly and holds a Florida DBPR licence. The licence does not transfer with the sale.
Can I buy both homes?
Yes. Each home is on its own deed, so it's two contracts closing the same day, and the buyer of both controls the two-owner HOA. Pricing for buyers of both: ask Share.
Are pets allowed?
Yes, with no restrictions.
Is the furniture included?
No. Unit A is sold unfurnished. Unit B is professionally staged, and its furniture package is available separately through the staging company.
