Founder, Luxury Furnished Living
I'm an Air Force veteran who spent more than a decade in Big 4 consulting before turning hosting into my full-time work. Over 11 years as an Airbnb Superhost and Vrbo Premier Host, I've learned exactly what makes a home easy to live in, and easy to rent when you're away.
Renovation is where I start. I've renovated and furnished a portfolio of more than 25 short- and medium-term rentals across Washington, DC and South Florida, from historic Logan Circle townhomes to Wilton Manors villas I ran and sold for $1,585,000. More than 5,000 guests have stayed with us at a 4.9+ rating, and the systems behind that — pricing, cleaning, guest messaging, reviews — are the ones I'll help the buyer of 3541 set up.
I built 3541 around those lessons, so it works as a second home and as a short-term rental from day one:

REALTOR® · The Rockstar Group, brokered by eXp Realty
Share Ross spent years on world tours as the bassist in the platinum-selling rock band Vixen. Today she brings that same energy to South Florida real estate.
Licensed since 2018, Share runs The Rockstar Group at eXp Realty, helping buyers and investors across Broward and Palm Beach counties, many of them buying from out of state. Her clients rate her 4.8 out of 5 across 60 verified reviews, and the praise that comes up again and again is that she answers, she follows through, and she knows exactly where a price needs to be.
Share works with investors every day, from duplexes to multi-unit rentals, so she understands the buyer who wants a home that earns its keep. For 3541, she is your first call for showings, the investor brief, and pricing for buyers of both units.

Our projection, starting from what comparable 5-bedroom pool homes nearby earn once established (about $225,300 a year). Market data pulled from PriceLabs (17–18 Oct 2026: 109 five-bedroom pool homes within about 6.5 miles, east of I-95). PriceLabs tracks Airbnb only; local operators who run pool homes on Airbnb, Vrbo and direct bookings, three minutes away, put an established home here at about $225K. Estimate, not a guarantee; actual results depend on season, reviews and the market. (est.) lines are the seller's estimates — property tax about $27,000 a year; the owner's own unit insurance about $5,000; condo dues about $375 a month (about $4,500 a year) — almost all of it pays the building’s hazard, wind and flood insurance, with the rest a small reserve for a new roof in 15–20 years; utilities about $11,400 — so get your own quotes. Half down = a $742,500 loan at 7.00% over 30 years, about $59,300 a year. Personal use changes how expenses are deducted, so ask your CPA.
$225K is what comparable 5-bedroom pool homes nearby earn once established — the level we expect for a brand-new home run to our standard. Market data pulled from PriceLabs (17–18 Oct 2026: 109 five-bedroom pool homes within about 6.5 miles, east of I-95). PriceLabs tracks Airbnb only; local operators who run pool homes on Airbnb, Vrbo and direct bookings, three minutes away, put an established home here at about $225K, with a mix of about 40% Airbnb, 40% Vrbo and 20% direct. The Top 10% earn about $323K: homes like that are out there, and it takes years of reviews to get there. Nightly revenue only; cleaning fees and the 13% tourist taxes are paid by guests. Booking costs are one blended 8.5% line. Operating income, self-managed: about $146,900 a year (9.9% on the price), $233,000 for the Top 10% (15.7%); with a 20% manager, $101,800 and $168,500. Both homes together: about $451K gross, $645K for the Top 10%. Estimate, not a guarantee; actual results depend on season, reviews and the market.
3541 is brand-new, with a private plunge pool for each home and a botanical garden planned next door. It was designed by an operator who has hosted more than 5,000 guests, around what guests book and review. It is three minutes from Wilton Drive's restaurants, bars and nightlife, with Fort Lauderdale beach and Las Olas close by — a year-round destination, where local operators running pool homes confirm the $225K level for an established home. Year one is usually lower while reviews build.
The City lots beside the homes are becoming Glenwood Garden: shaded paths, meadows and a boardwalk, with Greenleaf Park and its dog park a 3-minute walk away. Construction is expected to begin in fall 2026.

A brand-new five-bedroom, six-full-bath, two-story home with its own private plunge pool, on its own deed, at 3541 NE 13th Avenue in Oakland Park. The two homes share one building, so there is a small HOA of two owners.
About $375 a month per home (estimate). Almost all of it pays the building's hazard, wind and flood insurance; the rest is a small reserve toward a new roof in 15–20 years. No amenities, no management company and no clubhouse to fund.
Yes. The homes have been confirmed as lendable; conventional financing is available, like any residential purchase. Share can connect you with a lender.
Roughly $3,040 a month: the HOA fee of about $375, property tax of about $2,250 and your own unit policy of about $415 (all estimates). Tax is estimated on the purchase price; Florida reassesses at sale, and the homestead exemption applies if it is your primary residence. Utilities are yours; the home is all-electric with two new AC systems.
Your own unit policy (an HO-6) for the interior, contents and liability. The building's hazard, wind and flood policy is carried by the HOA through the fee above. Flood cover on your unit only if your lender requires it.
Completed 2026. Impact-rated windows and doors throughout, two AC systems and two washer-dryer sets per home, quartz counters, porcelain tile, an upstairs wet bar and a 240V EV charger in the carport.
About 2,700 air-conditioned square feet per home, over two stories, plus the carport, balcony and pool yard.
A two-car carport plus two driveway spaces per home, with a 240V EV charger.

Yes, separately. The staged furniture belongs to the staging company and is available by arrangement with them; Share can get you the inventory and price. It is not included in the purchase price.
Yes, if you choose to. Each home is STR-eligible, subject to the City's licensing: the City of Oakland Park confirmed in writing, in a letter obtained through the seller's counsel at Becker, that each condominium unit can hold its own Short-Term Rental License. The licence does not transfer with the sale; each owner applies in their own name, passes the City's inspection, meets its safety and local-contact requirements, renews each year and holds a Florida DBPR licence. Renting is an option, not a requirement.
Comparable pool homes nearby earn about $225K a year gross once established; the strongest, most established operators are around $323K (Top 10%). As a second home with six owner weeks, about $122K a year is left toward the mortgage, self-managed. These are our projections from market data and local operators, not a guarantee; the Buyer Handout has the detail.
You own both homes and the two-unit association. Each home can be rented separately, and the pair can be marketed together for up to 16 guests combined, subject to licensing and occupancy rules. Pricing for buyers of both is discussed directly with Share.
Glenwood Garden, a Florida-native botanical garden the City is creating on the lots beside the homes on NE 35th Street, with shaded paths and a boardwalk. Construction is expected to begin fall 2026. Greenleaf Park, with a dog park and courts, is a three-minute walk.
East of I-95 in Oakland Park, three minutes from Wilton Drive's restaurants, bars and nightlife, with Fort Lauderdale beach and Las Olas Boulevard close by, and about 20 minutes from Fort Lauderdale airport.
