A brief for long-term owners and 1031 exchangers
I ran four villas in Wilton Manors and lived three minutes from Wilton Drive for years, so I watched Oakland Park change from close up. I won't tell you what prices will do. Nobody honest can. What I can show you is what the City is building, in its own published words, and how little finished new construction there is to buy in the middle of it.

Oakland Park opened its new City Hall in the Sky Building on Dixie Highway in November 2025 [2]. Sky adds 136 homes over 18,000 sq ft of shops, with more than $60 million of private investment, and the City credits it with drawing about $350 million more nearby [1]. Next, on the old City Hall site, comes Horizon of Oakland Park: 311 homes and more than 20,700 sq ft of retail, with no finish date published [1][4]. (No relation to Horizon Residence below.)
The public pieces are open. Greenleaf Park opened on 27 August 2026 with courts, a playground and a shaded pavilion, built with more than $2 million of private money at no cost to taxpayers [3]. The new library opened on 3 July 2026 [4]. This year the Florida League of Cities gave the City its Municipal Achievement Award for Economic Advancement for the downtown [1].
All of it sits inside the City's 1,009-acre Community Redevelopment Area, under a plan adopted in 2005 [5]. In June 2022 the City grew its downtown district from about 148 acres to about 235 [6].
Along Dixie Highway and NE 12th Avenue, old warehouses have been turned into restaurants, breweries and bars, encouraged by the CRA. The Sun Sentinel counts nearly 20 destinations on that stretch, four breweries including Funky Buddha, and free parking in the new garage next to Sky [7]. The City was pushing for the district as early as 2014 [14].
The City is rebuilding sidewalks and drainage on NE 13th Avenue, the street these homes face, from Oakland Park Boulevard to NE 40th Place, with $3,219,173 in state grants [8]. The stretch in front of 3541 was finished first, before the homes' certificate of occupancy, and it is the first finished section on the street. The rest of the street is scheduled for 2027.
Directly behind the homes, at 1265 and 1279 NE 35th Street, the City plans Glenwood Garden: about half an acre (0.53 acres) of native botanical garden, in the City's capital plan and largely paid for by a private gift [9]. The City broke ground on 28 October 2026 [10][15] and describes the garden as “a peaceful place to slow down and connect with nature” [15]. It is planned, not built, and no opening date has been published.

Broward County's planned commuter line on the Florida East Coast tracks, BCR North, names Oakland Park as one of four proposed stations. The County adopted the route on 22 April 2025; the next step is the environmental study [11]. The CRA says the recommended spot is Main Street (NE 12th Avenue) between NE 36th and 38th Streets, that 77% of residents backed a stop, and that the Horizon site keeps room for a platform [6]. Nothing is scheduled for construction. Treat it as a possibility, not a promise.
Oakland Park is a city of about 45,000 people inside greater Fort Lauderdale (45,332, Census estimate for July 2025) [12]. From the homes, with no traffic: Wilton Drive about three minutes, the beach at Oakland Park Boulevard about seven, Las Olas Boulevard about twelve, and FLL airport about 20 [13].
Most of the new housing downtown is apartments: Sky and Horizon are apartment buildings over shops [2], and BLYS, on the old Kmart site, is 280 garden-style apartments with 12 townhomes [6]. Finished, new, for-sale homes with space and a pool are scarce.
The city is investing. The supply of finished new construction is small. These two are done.So the case is simple.
