Why brand-new matters when you live somewhere else

An older house is a project you manage by phone. A new one mostly asks you to lock the door.

Rent it when you're away

An option, not a requirement. Each home is STR-eligible, subject to licensing: the City of Oakland Park has confirmed in writing (letter obtained through Becker & Poliakoff) that each condominium unit can hold its own Short-Term Rental License. You would apply in your own name, pass the City's inspection and hold a Florida DBPR licence. The rules, plainly →

Comparable pool homes nearby earn about $225K a year gross once established. Keep six owner weeks a year, self-manage the rest, and about $122,500 a year is left toward the mortgage (about $82,500 with a manager). Estimate, not a guarantee.

The second-home checklist

InsuranceThe HOA fee carries the building's hazard, wind and flood policy. You buy your own unit policy (HO-6) for the interior, contents and liability: get a quote before you offer.
FloodZone AE, finished floor 1.68 ft above base flood elevation. Flood cover on the building is in force; a lender may also ask for flood cover on your unit.
HomesteadThe homestead exemption applies if the home becomes your primary residence. Ask your tax adviser how that fits your plans.
Locking upImpact-rated windows and doors mean no shutters to fit. Set the AC, arrange someone to check in after storms, and keep Broward County's hurricane pages handy.
ManagementUse it yourself only, rent it yourself, or hire a manager. If you rent, the City licence is in your name and must be renewed each year.
Getting hereAbout 21 minutes from FLL airport without traffic, and about 7 minutes from the beach.

Questions second-home buyers ask

Straight answers, using 3541 NE 13th Ave as the example.

Can I finance a second home here?
Yes. The homes at 3541 NE 13th Ave are confirmed lendable and conventional financing is available, like any residential purchase. At 20% down, a $1,188,000 loan at 7.00% over 30 years is about $7,900 a month in principal and interest. Share can connect you with a lender.
Can I use it six weeks a year and rent the rest?
You can, if you choose to. Each home is STR-eligible, subject to the City's licensing, and you would apply in your own name. In the example, keeping six owner weeks and self-managing leaves about $122,500 a year toward the mortgage. Estimate, not a guarantee.
What is the HOA fee?
About $375 a month. Almost all of it pays the building's hazard, wind and flood insurance; the rest is a small reserve for a new roof in 15–20 years. It is a two-owner HOA: you and your neighbour.
What will insurance cost?
The building policy is inside the HOA fee. Your own unit policy (HO-6) depends on you and your use, so get a quote; owner-occupied policies often come in lower than rental ones.
Do I get the homestead exemption?
The homestead exemption applies if it becomes your primary residence. Ask your tax adviser.
How do closing and title work?
It is a normal residential purchase: financing welcome, a 10-day inspection period, and closing and title through Becker. Share has the contract ready.
