Welcome to Luxury Furnished Living (“Company,” “we,” “our,” or “us”).
These Terms & Conditions (“Terms”) govern all reservations, stays, and related services booked directly through our website, tenant portal, or any associated booking platforms (collectively, the “Service”).
By confirming your reservation, you agree to be bound by these Terms. Please review them carefully before completing your booking.
Valid Payment Method: All reservations require a valid credit or debit card at the time of booking.
Payment Terms: Full payment is due upon booking unless otherwise stated in your confirmation. For extended or monthly stays, payment schedules may be available under a signed lease agreement.
Deposits: A refundable security deposit may be required depending on the property or length of stay.
Confirmation: Once payment is received, you will receive written confirmation containing check-in instructions, property access details, and house rules.
Strict Policy: To maintain fairness and property availability, we operate under a strict cancellation policy.
More Than 3 Months Prior to Check-In: Cancellations made more than 90 days before check-in are eligible for a 50% refund of the total booking amount.
Less Than 3 Months Prior to Check-In: Cancellations made within 90 days of check-in are non-refundable.
Early Departures: Guests who check out early or depart before the scheduled end of their stay are responsible for the full reservation cost.
Travel Insurance: Guests are strongly encouraged to purchase travel insurance to protect against unforeseen circumstances that may impact travel plans.
Modifications: Requests to change reservation dates or properties are subject to availability and may incur rate adjustments or administrative fees.
Approval Required: All changes must be approved in writing by Luxury Furnished Living before taking effect.
Substitutions: If a property becomes unavailable due to maintenance, safety issues, or unforeseen circumstances, we reserve the right to relocate guests to a comparable property or issue a refund at our discretion.
We are not liable for delays, cancellations, or interruptions caused by events beyond our control (“Force Majeure”), including but not limited to natural disasters, pandemics, labor strikes, government restrictions, or other extraordinary circumstances.
Each case will be reviewed individually, and we will make reasonable efforts to reach a fair resolution, which may include date changes or partial refunds.
House Rules: Guests agree to comply with all house rules, city ordinances, HOA regulations, and building policies provided prior to or during check-in.
Occupancy Limits: Only registered guests may occupy the property. Parties, events, or unregistered visitors are prohibited unless expressly approved in writing.
Damage & Security: Guests are responsible for any damages, missing items, or excessive cleaning required beyond normal use. Costs may be deducted from the security deposit or charged to the payment method on file.
Noise & Conduct: Quiet hours and neighborhood respect must be maintained at all times. Violations may result in immediate termination of the stay without refund.
Check-In / Check-Out: Standard times are communicated in your booking confirmation. Early check-in or late check-out requests are subject to approval and fees.
Keys / Smart Locks: Access is provided via smart lock codes, keys, or electronic devices. Guests are responsible for ensuring the property is secured during their stay and upon departure.
Unauthorized Access: Sharing access codes or granting entry to unregistered guests is strictly prohibited.
For stays exceeding 30 days or where a lease is signed:
The terms of the executed lease agreement will govern payment schedules, deposits, and property use.
Guests must pay rent via the designated tenant portal or other approved payment methods.
Early termination of a lease-based stay will follow the cancellation and penalty terms stated in the lease.
Luxury Furnished Living and its affiliated entities are not liable for any:
Accidents, injuries, or loss of personal belongings during your stay.
Interruptions to utilities or amenities beyond our control (e.g., power outages, service provider issues).
Misuse of appliances, facilities, or amenities by guests or visitors.
Guests assume all risks associated with their occupancy and agree to indemnify and hold harmless Luxury Furnished Living from any resulting claims.
Your personal data is collected and processed in accordance with our Privacy Policy, which outlines how we handle information related to your booking and stay.
These Terms are governed by the laws of the State of Florida for Florida properties and the District of Columbia for Washington, DC properties, without regard to conflict-of-law principles.
Any disputes shall be resolved in the appropriate court within the applicable jurisdiction.
